Jefferson Hub

Jefferson, a welcoming village of 146 homes, is located in the heart of Hershey’s Mill. Walking distance to many amenities including the lagoon walking area, the pool, the sports complex, gardening plots, the Woodshop, Sullivan House, HM Library, and Community Center.

Yellow Dot Program

a voluntary Medical Emergency Preparation initiative, endorsed by HM Security

helps HM residents organize their important personal health information 

make that information available in a consistent way to EMS in the event of a medical emergency at home and away from home.

Jefferson Village Quick Reference Guide

The Village Handbook is the complete guide to village and HOA regulations and expectations. Please refer to the handbook for additional Jefferson Village information.

Common questions about:

Council

  • Meets the 3rd Wednesday of each month.
  • See the handbook for the list of council members, the coverage map, election information and meeting information. Council meeting minutes and other village documents can be found on the Jefferson Village Community Portal.

Driving and Parking

  • Jefferson Village speed limit is 15 mph!  STOP signs require a full stop. Please advise your guests.
  • Space in an assigned garage MUST be used for an automobile before outside parking is used.
  • No vehicle, whether belonging to residents or visitors, shall be parked to impede or prevent ready access to and from walks or ramps, other vehicles, mailboxes, or parking spaces.
  • Vehicles shall not be mechanically serviced (except for emergencies), washed or polished on Village land. Arrangements may be made with the Wood Shop for washing vehicles.
  • No inoperable or unlicensed vehicle shall be parked within Jefferson Village.
  • Visitors may use any open parking spaces.

Extended/Vacation/Second Home Absence

  • Notify Security when leaving your home for an extended period of time.

Garages

  • Space in an assigned garage MUST be used for an automobile before outside parking is used.
  • Garage doors must be closed when not in use.

Landscaping

DiStefano’s Landscape Serivces provide village landscaping services, including but not limited to grass cutting, weed control, ground level bush, plant and tree maintenance, spring/fall cleanup and mulching.

  • Residents are reminded that changes to landscaping require council approval. See Landscaping Policy.
  • Forms are available on the Jefferson Village Community Portal and in Village Handbook. 
  • See the map in the Village Handbook for landscape committee members and their assigned areas of the village.

Lunch Bunch

  • Monthly gathering of residents at a local restaurant, generally scheduled for the third Tuesday of the month. All residents will receive an email each month with the specific date and location. Contact Maryann Atterton for more information.

Pets

  • Dogs must always be leashed.
  • Owners must pick up waste and dispose it at one of the village waste disposal stations.

Security

Contact HM Security for entrance admittance or other security concerns at 610-436-6403. 

  • Inform guests, visitors, service and delivery companies that Hershey’s Mill is a gated community.

Main Page

There are individual Sports activities as well as a Sports Committee...

As the diagram shows, our individual Sports are run by volunteer leaders within those sports. On a daily basis, that’s actually all that’s needed as all sports are autonomous with such day to day decisions such as: setting Open play, court rules etc.

  • These sports communicate and coordinate overall sports issues & events with the HM Sports committee who are guided by the rules and guidelines as set down in the HM Sports by-laws. Committee members are elected to year long terms (as are all HM committees).  

  • HM Sports Committee members aside from working with the various sports are also responsible for “care taking” of the Sports Complex and Facilities as well as organizing such events as Holiday gatherings and other Social functions.

    • In these cases, individual sports are solicited for planning & support.

If you would like to receive updates from any of the Hershey's Mill individual Sports, please read the explanation below and decide whether you wish to use the submission form!

Every resident is by default a participant in the HM Sports Activities since they can freely use the facilities whenever they desire.

Residents who would like to receive emails concerning any individual sport(s) or Hersheys Mill sports in general may fill out the form below.

To Understand:

  1. By design, we try very hard to limit how often we bother residents so we make sure our emails are clearly targeted to those who want that information. These email list you sign up for will not be used for solicitations of any kind not relating to HM Sports.
  2. There are mailing lists for each of the various sports and you can sign up for 1 or more mailing lists on the particular sport pages for which you are interested in (ie.. staying abreast of their activities, events and open times).
  3. The various sports  are responsible for communicating to their respective participants which is the vast majority of emails that are sent (therefore only folks signed up for that sport will receive it).
  4. Throughout the year, there is at least a handful of emails that are sent out by the leadership team for HMSC (Communications Role of HMSC) whereby the recipients are ALL Sports activities along with anyone who has informed HMSC that they would like to receive HMSC emails.
  5. If you have not  participated in any sports yet but would like to receive these (more global type) HMSC emails, please use the form below to let us know that. 
    • If you would also like hearing (receiving emails) from 1 or more sports activities, let us know which ones  you are interested in.

This submission will be received by the Email Admin team who will add your email to the Hershey’s Mill Sport(s) requested below.

Please provide your street # and street name (along with your Name & Email address) in order to verify that you are a resident of Hershey’s Mill Community.

If you would like to be on distribution list for one or more of the sport(s), please just enter them freeform (in any order), in the last box below!

Please note: If no sport is requested, you will only receive emails that are sent by the HM sports committee, not from any particular sport.

But for instance, if you specify Tennis and Bocce, you will also receive any emails that Tennis and Bocce leadership send out. Nobody bombards your inbox – these are simply informational emails that leadership think you would be interested in.

Hershey's Mills Scheduling System

The name of our scheduling system is SKEDDA and infomation about SKEDDA can be reached with button below or found in the Dropdown list.

The government and management of the HMSC shall be vested in the Hershey’s Mill Sports Committee Members.

The HMSC shall consist of 7 appointed Committee Members: Presiding, Secretary, Treasurer, Communications, Facilities and Sports, Technology, and Community at Large. Sports Committee Members will be appointed, in January, on an annual basis by the HMMA Board.

Skedda is the Hershey’s Mill Scheduling Calendar.  Sports and other Activities may be viewed on the calendar by any HM resident from the convenience of their home computer, smart phone or tablet by visiting www.hersheysmillhoa.Skedda.com.

FAQ/Things You Need to Know

  • Hershey’s Mill for buyers – http://hersheysmill55plus.com/ provides more general information.
  • Reporting an Issue….for an issue that you believe is the Village responsibility, contact our Property Management company, CSK to report.  Best option (creates a paper trail) is to email info@cskmgmt.com and put your house number and issue (e.g., 121 – Roof leak) on the email subject line.     Describe the issue.  Photos always welcome.    Option 2 is to call their office.  Ph: 610-337-3500
  • Alarm – house security/smoke alarm. HM Security will contact CSK and Council if a residents smoke/security alarm system isn’t working properly. Repairs are the responsibility of the homeowner. First step – – call HM Security 610.436.6403 and ask if they can run a test.  Many times a problem will resolve itself with that test.   West Chester Security, Matt Ratliff at 610.399-7986  can come to your house and repair.   • Capital Contribution Fee (for Settlements and Agreements of Sale) – Two times (2X’s) the Quarterly Assessment.

  • Golf Club Menu – all residents may order Take out from the HM Golf Club. Pick up at front door. HM Residents will be billed monthly for take-out food.
  • Ground cover – Ground cover that grows up to and around shrubs and trees, has to be removed at least 2 feet from the roots of the shrubs/trees. Leaving them in place will result in the strangling of the existing trees and plants. This is the responsibility of the unit owners.  Replacement of any plants that die as a result of ground cover will not be paid for by the Village.  All annuals should be pulled out and all perennials cutback in the fall.

  • Insurance – Purchase a Condominium Unit Owners Policy (HO-6) to cover the building, personal contents, liability and loss of use. You can request your HO-6 policy cover the Association Property Deductible too (This coverage is called “Loss Assessment” and is very inexpensive (ranging from $0-$50 per year).  The association policy only provides coverage for damage to the building and unit that exceeds the association property deductible (currently $10,000). Therefore, each unit owner must have enough building coverage on their own HO-6 insurance policy to cover at least $10,000 of damage to their building/unit. Sewer back-up coverage should also be requested.  (Reminder, some of the items owners are responsible for include: 1) screened in porch 2) windows 3) doors.  Summary: The key component to the coverage is that the Village policy does not kick in until the first $10,000 dollars of deductibles is exhausted. Once the deductible is met the master policy becomes primary for all covered losses to the exterior and interior of the units, except for personal property and back up of sewers and drains into the units. Personal contents include your clothes, furniture, stereo, television, etc., This coverage should be provided with replacement cost coverage. Certain items such as jewelry, silver, etc. should be discussed with your condo agent and properly scheduled on your policy. Personal liability coverage is also included in your HO-6, review with your insurance agent to make sure limits of coverage are adequate. If any residents have any concerns, contact your insurance agent.
